In most housing complexes the charging infrastructure sits under the building, where the constraints differ from a company car park: one connection for everyone, parking spaces with different owners, and no mobile reception. Four points decide whether the installation still holds up in ten years.

One house connection, many spaces

The garage hangs off the same connection as the flats, lifts and heating. Split statically, the capacity usually covers a handful of charge points; regulated dynamically, the controller distributes exactly what is spare at that moment — and at night, when most cars charge, that is a great deal.

No reception below ground

Mobile reception ends at the ramp. Control therefore runs locally on the controller in the plant room and does not need the cloud to allocate power — the uplink serves administration and billing, not regulation.

Base installation now, wallbox later

Sizing the riser, distribution and metering position once for the final build-out costs considerably less than opening up the garage three times. Individual owners can have their wallbox fitted later at their own expense without the association having to decide again.

Every space bills for itself

Sessions are attributed to their access medium in a metrology-compliant way and billed automatically, even when owners, tenants and visitors share one installation. The property manager does not receive a lump item to split across parties by hand.

Common questions

Is charging infrastructure in apartment buildings subsidised?
Currently yes. The federal programme “Laden im Mehrparteienhaus” funds existing buildings with three or more residential units — according to the federal government up to €2,000 per parking space. Applications run until 10 November 2026, with an earlier cut-off for large portfolios. The application must precede the order.
How many charge points are possible in an underground garage?
It is decided by the spare capacity at the house connection, not by the number of parking spaces. Without load management, 11 kW wallboxes on a typical connection run out after a few charge points, because each must be planned at full rated power. With dynamic control what counts is what actually charges simultaneously — in residential buildings a fraction, because cars sit overnight and need not all be full at once. aCharge DYLAMO regulates up to 1,000 charge points per site.
Does the owners' association have to agree unanimously?
No. Under German condominium law every owner has a right to have a charge point installed at their own expense; the association decides how, not whether. It is still worth planning a shared base installation up front — retrofitting individually costs more than sizing it properly once.
How is billing handled when several parties charge?
Every session is attributed to its access medium in a metrology-compliant way and billed automatically, optionally by SEPA direct debit. The association does not get one lump invoice that somebody has to split by hand.
Do all charge points have to come from the same vendor?
No. aCharge DYLAMO connects charge points over OCPP and Modbus TCP — mixed within the same installation if need be. You can start with whatever is available and add more later without committing to one vendor.
What happens during an internet outage?
The controller keeps regulating on site and enforces the site capacity unchanged, so charging continues. Once the connection returns it re-synchronises with the cloud automatically; sessions and meter readings are not lost.
